    How are your fees determined?

    Our fees are based on the size, age and type of foundation of the home.

    How do you check the slab foudation? 

    We walk around the exterior of the home, looking for cracks in the foundation or the exterior walls. We look for sagging areas in the roof. When we're in the attic we look for beams or purlins pulling apart. We look for cracks in the interior walls. We open and close every door and window and check to see if they are still seated 'plumb'.

    Can I follow you around during the inspection? 

    Of course! For safety reasons we would like you to stay off the roof, out of the attic, and not crawl below the house, but you are welcome in all other areas of your new home.

    Do you check for mold? 

    We check for any visible signs of mold or conditions condusive to the growth of mold. an air quality inspection is available at an additional fee.

    Do you check the plumbing lines under the house?

    No, that is called a hydrostatic test and it is performed by a plumber. We can arrange to have a plumber at the inspection. Their fees are $350-$400. There is a secondary/optional inspection during which they snake a camera down the lines to check for obstructions. The fee for that is $300-$350. It is the opinion of many plumbers that the camera test is more accurate, so you may want to jump directly to that one and skip the hydrostatic test.

    How long does an inspection take?

    The inspection generally takes anywhere from 3 to 5 hours for our inspections on an average home. Best time estimate is a minimum of 2 hours, based on about 1 hour per 1000 square feet when the house is over 2000 square feet, plus 45 minutes to an hour for a walk-thru at the end.

    Can I attend the inspection? 

    We strongly encourage you to attend the entire inspection. There are occasionally things that can be shown to you or told to you at the inspection that TREC does not let us put in the report. We do understand, however, that you may have to work to pay the mortgage on this home and you may not be unable to be there for the entire inspection. If you can't attend the entire time, the best time to be there is the last hour or so.  Once we are done with the inspection we like to walk you through the property and explain what we found wrong, why it’s wrong, and answer all your questions regarding the house right there on the spot.

    When will I get the report? 

    You will generally receive the inspection report the same day as the inspection by e-mail; 9am the next day at the latest. The report will cover what we discussed at the walk through and include digital color photographs.

    Can I request a specific inspector? 

    Of course! If that inspector is available we will be happy to accomodate your request. If he is not available on the day you need him we will do all we can to accomodate by rearranging inspections, if possible.

    Do you suggest a home inspection on a new build home? How many issues could there be with a new build? 

    Yes. Humans build homes and there is a such thing as human error. Depending on the quality of workmanship provided for by the builder would depend on the number of deficiencies the inspector may possibly find.

    Will You Go Back Out if the Inspector Could not Use the Drone?

    We can go back out, but there will be a trip charge of $95.00 for him to stop by. Because TREC does not require that a drone be used nor is it in their guidelines for a home inspection, it is an a la carte added into our home inspections, free during the initial inspection.

    Do You Check the Land for Drainage?

    We are not land or flood surveyors, however, the inspectors will be looking at the property around the home, to see whether the land is sloped toward the street for draining.

    Is the Inspector Going to Check the Driveway?

    The inspector will be looking at the driveway to see if any roots may have started growing underneath it and to see if there are any potential trip hazards created by cracks in the driveway.

    Do You Use CSS/Showing Time?

    CSS and Showing Time both require an account with their services to be provided with any information regarding property entry instructions. We do not share a partnership with this 3rd party, and kindly request entry instructions from the buyer’s/seller’s agents to provide to our office staff directly. We do advise, if we are not provided with entry instructions before the start time of inspection, there is a potential $150 rescheduling fee due to the inspector not having access inside the home.

    Does the Inspector Have Supra?

    All of our inspectors are equipped with a Supra and will be able to self-sufficiently access the inside of the home if the home is on a Supra or combo lockbox.

You are covered by our Buyer Protection Plan. If you decide to not purchase the house we inspect for any reason, we will inspect another home within 60 days of the first inspection and give you $100 off the fee for the second inspection.
